BlueBox returns this year with our popular roadshow.

The theme of our conferences is De-Construction. If MasterChef can de-construct an apple crumble, BlueBox Partners can de-construct a building. In this way, we can show how best to diagnose and repair defects based on the way the building has been put together. We will adopt a similar forensic approach to valuation to provide a good basis for determining the rationale.

Cladding, multi storey buildings and fire – deconstruct to establish risks to occupants

Following recent fire in high-rise blocks, the potential dangers posed by modern claddings has taken centre stage. How did this happen? Why has this become such a problem and how can residential practitioners play a part in reducing the dangers?

This session will look at different forms of modern cladding and separate the systems into their component parts so their performance can be understood.

At the end of the session, delegates will:

• Be familiar with the main types of modern cladding systems;

• Understand how they perform in use, and

• Be able to identify key concerns and make appropriate recommendations to their clients.

10.35- 11.15 - Carrie De Silva

The law deconstructed – an update and exploration of negligent valuation

Like death and taxes, the litigation on negligent valuation, whilst experiencing peaks and troughs, is ever with us. The law of negligence will be de-constructed into its constituent elements, along with a review of recent decisions, such as Dunferline v CBRE and the Supreme Court turnaround in Tiuta, to help explain why apparently poor practice may not be found to be negligent, at law and, conversely, where 'everyday' practice may be. And what practitioners can do to protect themselves.

At the end of the session, delegates will understand:

  • how the law of negligence is applied
  • the reasonng and results of the latest court decisions
  • key practice points to avoid claim

Valuation Deconstructed: How Did I Get Here?

Valuation is a process of gathering the facts, following a formula and applying your judgement. This session will deconstruct valuations completed using the comparable, residual and income approach, working back from the end figure to analyse the elements that contributed to the conclusion.

At the end of the session participants will have a better understanding of the different elements in a valuation and how variances in these can impact on the outcome.

13.30 – 15.00 - Simon Pitchers

Movement deconstruction

Simon Pitchers is a chartered structural engineer and director of Craddys, a 55-strong civil and structural engineering consultancy based in Bristol. He’s a board member of the Institution of Structural Engineers and was a judge in 2017 for the international Structural Awards competition.

Simon is Crack Man – consulted regularly by Jeremy Vine on his lunchtime Radio 2 programme and he featured with Sarah Beeny in two series’ of “Help My House is Falling Down” the Channel 4 TV series.

Simon will deconstruct a number of defects that he has come across recently, providing delegates initially with the visual evidence and then stripping back the layers to reveal the underlying issue. Delegates will be able to use Simon’s 43 years of experience in the building industry to visualise what lies hidden beneath the fabric, enabling practical and efficient decision making within the constraints under which surveyors normally have to work during inspections.

Diagnostic Blinkers – The Hazards of jumping Too Early

Any medical practitioner will be able to tell you about the diagnostic process: you objectively collect the facts about the problem; analyse the signs and symptoms, carry out any necessary further investigations and when this information matches a likely cause, proceed with a course of treatment.

This process is directly analogous with that used to diagnose building defects. Yet we see so many repairs go wrong because practitioners jump to early conclusions based on pre-conceived and sometimes biased judgements.

This session will deconstruct a disputed and complex dampness defect where the diagnosis veered between nearly every possible cause of dampness to eventually reveal a truly unexpected cause. A situation that left egg on many faces!

At the end of this session, participants will be aware of:

  • The elements of an effective diagnostic process;
  • How misleading signs and symptoms can result in ineffective remedial work; and
  • A protocol that will help support confident diagnostic decisions.
