Awaab’s Law has been introduced to make sure tragedies like the one that took the life of two-year-old Awaab Ishak never happen again. His story highlighted a long-standing issue in housing: the devastating impact damp & mould can have when it isn’t dealt with swiftly and effectively.

For landlords and housing providers, this law is a wake-up call. It means:

  • Acting faster – complaints about damp and mould now come with strict deadlines for investigation and repair.
  • Taking responsibility – no more passing the buck; clear records and proof of action will be expected.
  • Thinking ahead – prevention will be just as important as fixing problems, with regular checks and better communication with tenants.

But beyond the legal side, Awaab’s Law is about culture change. It’s about recognising that safe, healthy homes aren’t optional — they’re a basic right.

For our industry, that means moving away from quick fixes and towards long-term solutions that protect people’s health and dignity.
