This 1960s bungalow has been insulated and fitted with solar panels that use micro-inverter technology and a storage battery. An air source heat pump supplies hot water and underfloor heating.
Bungalow built 1964, 98 m square.
Concrete solid floor (not insulated) with some slaps having sunken (uneven by more than 10 cm!)
Cavity walls, filled with urea formaldehyde foam insulation in main house and glass wool in the extension (a garden room). Because of dampness, the cavity wall insulation can only be found in some areas and seems to have disintegrated/escaped in others.
The bungalow at time of purchase had damp chimney walls and mould on walls, floors, and windows.
On the weather side damp penetrating Southern windows and Southern wall. Rising damp on Western Wall due to high ground water level from uphill slope.
Loft with large hatch and ladder mechanism, 5 cm glass wool loft insulation at time of purchase.
Work on Envelope
- 2* EPC (BUS requirement for remedial works)
- Levelling concrete floor (requirement for underfloor heating install) including labour
- Minor roof repairs, repointing chimney, repointing house wall on weather sides (Southern, Western) including labour
- Water repellent brick paint for weather sides (DIY)
- Cavity wall refill in garden room extension with grey resin beads including labour (EPC requirement for BUS eligibility)
- Top up loft insulation to 45 cm with glass wool, insulating loft hatch and ladder space with reused insulation (DIY) and draft proofing tape
- Replace 5 windows and the front door with triple glazing (passive house standard)
(new heat conductive vinyl flooring is listed with the UFH)
- Preliminary upgrades to wiring and electrics
- Solar and Electricity (including materials, install, related electrics)
