About the seminar

The legal landscape for landlords and tenants has undergone significant reform. As we approach the second year anniversary of the key regulations governing the sector, we will be reflecting on what has changed and how to deal with the new challenges ahead.

Evicting a tenant can be a difficult process. As a landlord, protection is key to ensure you are not faced with potentially complex and expensive errors.

The legislative changes now provide tenants with various defences and multiple new grounds to challenge the eviction which can lead to huge costs and delays in recovering possession of your property.

In the first of our Landlord Seminar Series, Associate Solicitor and landlord legal expert, Danielle Hughes, will be discussing the eviction process, with a focus on Section 21 notices and the accelerated possession procedure. She will provide guidance on the changes and the legal responsibilities for landlords and agents.

We are delighted to also welcome representatives from ERC Accountants. We will be joined by Director, Mark Wrigglesworth, who will focus on the changes and impact of landlord taxation.

Meet our experts

Danielle Hughes – Associate Solicitor

Danielle is an experienced litigator in the Dispute Resolution Team at Kirwans, representing both private and commercial clients across the UK.

She specialises in both civil and commercial litigation, with particular expertise in property litigation, including landlord and tenant disputes; tenant notices; boundary and neighbour disputes; commercial property litigation; injunctions; and possession claims.

Danielle also has experience in defamation, harassment, consumer disputes, contract disputes, construction disputes and debt recovery litigation.

Mark Wrigglesworth - Director

Mark is a Chartered Accountant. He trained and qualified with Touché Ross (now part of Deloittes) before joining ERC Accountants in 1991.

He is currently responsible for the management of the Audit department at ERC and provides bespoke advice to clients covering business and profit planning, tax advice and work/life balance strategies.

He is experienced in advising clients with property interests, with particular expertise in the buy-to-let market.

Getting there

• By car

Mann Island is easy to reach by road. The Strand (A5036), the main road that passes outside Mann Island, links the city centre with the A561 to the north and the A562 to the south. These main roads then connect with the main ring road, Queens Drive (A5058).

Nearby motorways include the M57 to the north, the M62 to the east and the M53 from Wirral via the Kingsway Mersey Tunnel.

• By train

The nearest train station is James Street, less than 200m away which served by frequent Wirral Line trains.

If you arrive in the city at Liverpool Lime Street, jump on a Wirral Line train from Lime Street underground station to James Street.

If you arrive in the city centre on a Northern Line train, get off at Moorfields
station and take the Wirral Line to James Street.

Many bus routes serve the area around Mann Island.

Liverpool ONE Bus Station is located about 600m away. There is also a main bus and rail interchange on James Street, less than 200m away.
