With the controversy over leasehold ground rents and the increasing sensitivity of lenders and the market generally to lease lengths, there are going to be an increasing number of situations where existing owners want to use their statutory powers of lease extension or buyers will only exchange contracts if the seller starts the lease extension process.

This course looks at the procedure and practicality of lease extensions:

  • The process, the forms, the time limits
  • What if the landlord offers to grant a new lease outside the Act?
  • The valuation process - the 80 year rule
  • Getting the initial notice right
  • Tactics for landlords and tenants
  • Assigning the right to purchasers
  • Surrender and re-grant terms
  • SDLT and additional rate catches
  • Why its better to do a collective enfranchisement instead

This seminar is aimed at achieving Competency Statement B – Technical Legal Practice: To give an increased knowledge of the subject matter; to update on current issues, case law and statutory provisions and to be able to apply the knowledge gained in the better provision of a service to the client.

Speaker: Hannah Mackinlay LLB MA (Environmental Law), is a solicitor with wide experience of residential and commercial property gained at senior and partner level at major firms. As well as acting for major landowners, local authorities, development agencies, national house builders, banks, building societies and PLCs,she has also dealt with rank and file high street commercial leases and small developers.

Please note that this seminar will be held in the Ranmore Suite on the Ground Floor at Denbies Wine Estate, Dorking. Registration is from 1.30pm with tea and coffee. The session will commence at 2.00pm and finish at 5.15pm with a 15 minute break at about 3.30pm for tea.
