Property is a rock solid long term investment that brings great returns year after year. But as with many asset classes, prices can fluctuate in a cycle spanning more than a decade, and so to maximise your returns it's important to know where we are in that cycle, what will happen next, and how to protect yourself from any downturn.

Although the causes of property cycles can vary, the effects usually do not. Once you know where we are heading, there are particular strategies for every situation that will help you to make the maximum profit by making smart investment decisions based on the state of the market, and and at the same time limit any downside.

If you really want to make a success of your property journey, it's not a good idea to follow the crowd or the advice you read in the newspapers. By the time you read about how people have made huge returns in a particular geographical area, or a strategy that everyone is following, it's already too late to join in, and some smart investors may even be selling to lock in their profits.

You could wait up to 20 years to see what happens over the course of a complete property cycle, but that would involve a lot of trial and error, and you would almost certainly miss out on some valuable deals and strategies.

Due to time constraints this workshop focuses on residential property investment only.

Lunch, tea and coffee will be provided, and there will be an opportunity for anyone who has time to join us for a meal in the evening.

David Clouter'a property journey began in 1982. Since then he has experienced three separate property cycles and has developed strategies that are particularly suited to what the market is doing at any particular point. His experience includes single lets, HMOs, serviced accommodation, hotels, property renovation, flips, etc. David follows a long term “buy and hold” strategy, and is a contrarian investor, looking for profit in unexpected places.

Fiona L Talbot has been an investor in property for the past 20 years. She has a mixed portfolio of single lets, HMO, SA, commercial investment and does some small developments to increase her own stock. She is a longterm asset builder and does not usually sell her property. She prefers to stick to property strategies largely overlooked by the mainstream investing crowd.
