The Buildoffsite Property Assurance Scheme (BOPAS)

Introduction

This seminar will highlight the importance of assurances such as BOPAS in regards to mortgages and warranties on offsite methods of construction.

The Property Assurance Scheme has been jointly developed by Buildoffsite, The Royal Institute of Chartered Surveyors (RICS), Lloyds’ Register EMEA, BLP Insurance and the Principle Lenders to provide assurance to the lending community that ‘innovatively’ constructed properties, against which they may be lending, will be sufficiently durable as to be readily saleable throughout the duration of two mortgage terms which may equate to 60 years and that the structural integrity will not intrinsically have a negative impact on the mortgage security during that term.

The Assurance Scheme comprises:

  • Assessment and accreditation against best practice by Lloyd’s Register EMEA.
  • A 60 year durability assessment by BLP Insurance.
  • A web based database comprising properties constructed under the BOPAS scheme with details of construction.

The BOPAS Presentation comprises the following:

  • Introduction to Lloyd’s Register (LR) and Building Life Plans (BLP)
  • Reason for the development of the scheme
  • Participants in its development and endorsement by the lenders
  • Context of the current building industry into which offsite construction is being introduced
  • Key environmental considerations

BOPAS Accreditation Processes:

  • BOPAS process accreditation driving best practice in the offsite sector
  • 60 to 100 year durability and maintainability assessment of the offsite construction systems
  • Description and tour of the BOPAS website detailing accredited systems and manufacturers
  • Description of the maintenance of BOPAS accreditation
  • How BOPAS puts homeowners/occupiers front and centre of the scheme
