Overview of the session: •	Introduce the concept of development appraisals, market value and the approach to calculating residual land value and red book valuations to demystify the different approaches. •	Common applications of development appraisals. •	Raising awareness of the subjective nature of development appraisals and key considerations.    •	Overview of development appraisal assumptions and commonly agreed parameters. •	Introducing available appraisal models - including Homes England Development Appraisal Tool (DAT) and ‘off-the-shelf’ models. •	Understanding common sectoral practices when carrying out appraisals, pitfalls and being an informed professional. •	Identifying when specialist help is needed, and any key risks associated. •	How to undertake technical due diligence when it is being used to make a funding business case. •	Understanding viability for large sites. •	Development and funding options to be considered across scheme sizes and types.  Audience:  For local government officers, with little or no recent experience of running development appraisals and understanding viability, who would like to understand where to start, what to expect and how to be an informed client when appointing consultants to support your work. Presenters: An introduction by Martin Howard, Head of Project Appraisals - Commercial Valuation, Homes England and presentation by Virginia Blackman, National Head Site Assembly &amp; Compulsory Purchase, Avison Young.
