The UK short let market is becoming more formalised and we aren't scared, we are ready.
The special Furnished Holiday Lettings tax regime has ended across the UK. In England, a national registration scheme is expected but is not yet in force, while London’s existing 90-night planning limit continues to shape how some properties can operate.
Some of this felt familiar to us.
At KPM Short Stay Management, we have experience across both the UK and Italy. Italy is further along it's own regulatory journey, developed through national, regional and municipal measures rather than one single reform.
We have seen first-hand how requirements such as the CIN identification code, guest reporting through Alloggiati Web and differing local restrictions can affect much more than compliance. They influence operating costs, record-keeping, property strategy, guest management, profitability and the responsibilities of those managing a property.
That does not mean England will copy Italy.
This event is not a prediction, and we will not present Italy as a model that can simply be applied to the UK. Instead, we will use the Italian experience as a comparison lens, identify where genuine parallels exist and discuss what property owners should be preparing for now.
